The MLS(R) logo and Multiple Listing Service(R) is owned by the Canadian Real Estate Association (CREA) and through a license is provided to real estate boards for their use.
MLS(R), in one form or another, dates back to the late 1900s. Initially the first real estate boards were basically real estate exchanges where individual members would gather on a specific day of the week to exchange information about properties offered and to trade real estate on behalf of principals. The concept of sharing information is still continued today, but through access to a database of almost 6,000 listings (at June 24) available to members through a catalogue or on-line.
The actual term "multiple listing" was in use in the United States at the turn of the twentieth century. In Canada, the term initially used was 'Co-operative Listing Service'. The Co-op began in 1950, with pictures being added the following year. This photo Co-op arrangement continued until difficulties across provincial lines made it impractical. As a result of certain legislative impasses, organized real estate moved toward the use of MLS(R).
The advantages of MLS(R) are noteworthy:
- Buyers and sellers receive the benefit of wider exposure in the marketplace.
- Sellers gain greater marketing access.
- Buyers enjoy expanded market selection.
- Procedures are subject to rules and regulations as established by the real estate boards.
- Communities have a central source for inventory, trends, and general market information.
- Centralized information ensures that clients, members, and the public are better informed.
